Condotel - Whats the Difference
One of the things you will find when looking at the difference between a Boca Raton
condo and a condotel is the price is somewhat more for the condotel. The
condotels are currently only available in certain locations. The condotels will
be found near destinations that are highly desirable. This can include
oceanfront or tourist attractions. Condos are usually not built in these areas.
Comparing a Boca
  Raton condo to a condotel
will show you all the differences between the two. 

Condotels in Boca
  Raton will have all the
amenities that are found when staying in a hotel. There will be restaurants,
recreational facilities, pools and spas.&nbsp; A Boca Raton
condo will not have these amenities. The condotel also provides daily
housekeeping for their guests. This is not provided when purchasing or renting
a Boca Raton condo. 

The condotels provide access to concierge services and the condos are
maintained by the hotel. When purchasing a condo, they are typically
unfurnished. The new owner is responsible for decorating and furnishing the
condo. A condo will often have a community pool and unless they decide to hire
someone to do it, they are going to be doing their own housekeeping. 

Condotels are normally furnished by a professional that is hired by the hotel
managing the unit. Usually all the units within one building are decorated
quite similarly. They will even include the linens and all this is figured into
the amount of the cost of the condotel. 

Condos are often rented out by the owners however; the condotel owners may
choose a program such as hotel rentals. They are usually rented to customers on
a rotational basis. A list of condotels is made and rented according to where
they are on the list. The owner of the condotel will share the money received
for rent with the managers, operators and often the developers. 

One thing that is quite different when it comes to condos and condotels is that
the condotels, if being sold and participating in rental agreements, qualify as
a security. This means they must be registered with the Securities Exchange
Commission (SEC). This is according to rules that say any program that is for
profit and has the capacity to benefit economically or impede the owner from
renting or occupying their property must be registered with the SEC. 


There are different sets of rules for a regular condominium than for a
condotels. This also applies to the sellers of condo hotel packages. They
cannot sell a condo hotel using the rental programs as a basis for the sale.
There is also no requirement that says a condo owner must take part in the
rental program. 


As you can see there are quite a few differences between the typical condos
that we think about and the condotels that have made an appearance recently.
Since the areas where these condo hotels are located are in highly desirable
areas they are more likely to be rented by people who come to the area to visit
the attractions or by those who spend the winter months where the weather is
warm.

            <title>2009 Boca Raton Area Luxury Real Estate Market Wrap-Up</title>

The news continues to be bleak for the luxury real estate market in Boca Raton, Delray Beach, and Highland Beach at the end of 2009 and beginning of 2010.

Last fall I wrote a blog post about the Boca Raton Luxury Market for the six months ending September 30, 2009.&nbsp; THis is a followup to that previous post.

I have examined the current state of the market for properties in excess of $1,000,000 for the last half of 2009.

Here are the number of sold properties in relation to current listings for each price band for the last six months:

It is very clear from these illustrations that the luxury market continues to be hammered. While the number of current listings in excess of $1,000,000 represent 13% of the current inventory, it only represents 5% of the number of properties sold in the past year. The number of months of inventory on hand (absorption rate) for properties in excess of a million is 43 months as compared to the absorption rate of properties below a million which is 15.6 months. A big difference!

The median price of all properties currently on the market is only $275,000 so it is clear that the upper end is continuing to have pressure and in my opinion there will be some tremendous buying opportunities in the next year in this segment. As many people expect a continuing collapse of the commercial real estate markets, it will continue to be bad news for sellers in the luxury markets, as investors and developers and players in the commercial markets are often buyers and sellers of luxury residential real estate.

I don't mean to sound any alarm bells but am just trying to be realistic. I see the next year as one of great opportunity. There will be terrific deals for people with cash which is sitting earning nothing in the bank.

We will continue to identify and track new opportunities as they arise, and to help sellers and buyers as best we can navigate the choppy waters of the high-end real estate market in Boca Raton, Highland Beach and Delray Beach.

The sales of luxury properties in the Boca Raton, Highland Beach and Delray Beach real estate market continues to stagnate. I have prepared a couple of graphs which illustrate the great amount of unsold inventory which is on the market in the over one million dollar price ranges. This segment represents approximately 13% of the total listings on the market. For purposes of this article, I have examined all listings in excess of one million dollars in Boca Raton, Highland Beach, and Delray Beach. 

Here are the number of sold properties in each price band in the past six months:



Here is an illustration of the current month's inventory in each price band. Please keep in mind that the average for all price ranges in Boca Raton, Highland Beach and Delray Beach is 13 months supply. So it is clear that the luxury segment has been deeply hurt by the real estate crisis. This is partly due to the fact that credit has tightened to such a great extent, especially for jumbo non-conforming mortgages. In addition, many of the luxury properties in our area are purchased as second and third homes, and because of investment losses including to Madoff, many potential owners of luxury properties are no longer in the market. If you are a seller trying to sell in this market, you can see that there are several years worth of inventory and it will take a superb marketing effort and aggressive pricing to sell your luxury property in this market. Here is an illustration of the number of month's supply in each price band. Note that there is over a ten year supply of homes in the $10,000,000 plus price range! If you are able to take advantage of this market, now is a great time to buy as it is a very strong buyer's market in the upper price ranges.
