Property Description from the award winning Designer Louis Shuster, owner of Shuster Design Associates... "This townhome is architecturally wonderful. From its high soaring ceilings, to the open glass and steel staircase, light floors and wall finishes to the gorgeous water view, the design of its interior was a designer's delight. Our approach and concept was to maintain its openness, scale the furnishings appropriately to each room, maintaining an open, sunlit home with easy maintenance fabrics and finishes. Window coverings were kept at a minimum for unobscured views of the water, pool and the entertainment patio areas. Colors were played down, with soft green, blues and neutrals in fabrics, area rugs, and finishes, again to allow the architecture and brightness pervade. This "no frills" approach, simple clean lined furniture, allowed for a timeless look, suitable for a buyer and yet, with a sense of minimalism, this home has an inviting warmth! Most area furniture arrangements and space planning, including upstairs office space, den/family room and dining are all geared to the views. Even bedrooms were designed for comfort and storage (drawers, nightstands, etc.) a simple "hotel" look was maintained with minimal bedding or decorative pillows. Just beautiful, no frills, cotton linens from Threadcount Boutique in Miami's Design District. Easy maintenance surfaces such as kitchen and bath quartz countertops, glass, stainless steel, mixes with walnut woods, oak, and white lacquer allowed for a varied interesting mix of finishes throughout. Lighting fixtures highlighted intimate living room seating, architectural yet functional. A great deal of the design budget was devoted to kitchen and bathroom updates and renovation, including vanities, plumbing fixtures, lighting, tile work and countertops, as well as interesting textured wall-coverings. Specifically, we used many extraordinary vendors and manufacturers and exclusive products in assembling the overall design. Architecturally, we reduced the oversized over-scaled kitchen bar/counter, enlarging the family room space and placing four bar stools at the counter. We next addressed the master bath, downsizing a huge shower to gain a private water-closet and add a new soaking tub, giving the bathroom a more "spa-like" appeal. The dual sink vanity was redesigned and the entry to the master closet was relocated from the bedroom to an entry door in the master bath. A makeup area was created between the two sinks with an additional storage "tower" for toiletries, towels, medicines, etc. The "Brava" model spa tub includes water jet whirlpool feature with a wall-mounted shelf above for bath oils, candles and bath related items. A new modern design Toto brand one piece toilet was also specified. A combination of 24" x 24" wall and floor porcelain tile was selected along with a simple textured wall-covering. A triple run of contemporary chrome and glass wall sconces were mounted on one of the large mirror. Sconces from Hinkley Lighting, bath fixtures from Hansgrohe and Toto under-mount sinks. A blue glaze hand made wallpaper form Atruim Industries covers the walls. The guest bathroom was also modified and redesigned. The existing bathtub was removed and a walk in shower was built in its place. Three sconces were added above double sinks and a new custom vanity replaced the original. A vinyl wall-covering with the look of grasscloth was specified for its texture and low maintenance. To add some panache and sparkle to the powder room a wall-covering made of mica chips called "Lost City of Silver" was chosen to coordinate with a free standing stainless steel sink. A few special mentions on furniture pieces includes a two seat living room sofa on a steel base from Bonaldo, Italy in a super weave fabric from Maxwell. The cocktail table is a thick clear glass on a stainless steel base from Galotti + Radice. Since the only wall in the den was to hold a multi seat sectional, the designer opted for a free standing revolving tv unit of gloss white lacquer from Italian manufacturer Porada. The unit was designed with a pair of shelves for magazines. All custom cabinetry, including kitchen cabinet upgrades, kitchen openings, trim, and bath vanities were manufactured by Euro International Manufacturing in Fort Lauderdale. Area rugs are from Kravet, Tufenkian and Carpet Source...all custom colored and made especially for the project, including the outdoor patio all weather area rug. It should also be noted, designer and client selected Paskoski Construction, a Fort Lauderdale based contractor and home builder to perform the renovation, including all home repairs, plumbing, electrical, demolition, tile and stone installation and mirror work."
