The Central and West side of Boca witnessed a dramatic increase in sales last month compared to that of the month of November 2008 - 35 more single family homes sold last month than in November and 25 more condos/townhomes sold than the previous month.

Both single family homes and condos/townhomes in the East Boca area saw an increase of about 25% in sales last month, compared to those in November 2008, which is indicative for this time of year, regardless of the ongoing market conditions throughout the U.S.  Five of the forty-two condos/townhomes that sold last month was within the Vistazo at Boca Raton community.  These large townhomes comprise of 3 bedrooms, 3 1/2 or 4 bathrooms with between 1,924 to 2,283 square feet of…

Here is the updated information surrounding the activity within the Central and West Boca area of Boca Raton real estate - these are all homes located West of Military Trail.   

The area's condominiums which sold last month saw a drop in the number of days that they were on the market, which was a promising change.  Two of these condos that sold were located within the very affordable and highly desirable Boca Glades community.  This Boca Raton gated community features two heated pools, hot tub, billiards and card room, and is so convenient to the Boca Municipal Golf Course, schools, universities, hospitals, library, town center, turnpike, movies and supermarket.

Below are the statistics behind the November 2008 Boca Raton real estate market.  This shows the activity within the single family homes and condos/townhomes in the East Boca Raton area - which includes all homes between Military Trail and the Atlantic Ocean.

One property that was among the twenty that sold during the last month was located in one of my favorite Boca Raton Country Clubs, the Royal Palm Yacht & Country Club.  This home built by Qualk Homes, featured 5 bedrooms, 5.5 bathrooms, a private study, over 6,000 square feet of living area and practically every luxury amenities imaginable.  This home sold for $2,450,000.

October 2008, saw fewer new listings throughout the Central and West Boca Raton real estate area, but saw an increase in the average sale price over last month.  The number of days the condo/townhome properties took to sell dropped from last month's 183 days to October's 172 days but still were significantly more than single family homes, which were slightly higher last months numbers.
