The Importance of Qualifying Buyers

The mark of a good agent is the ability to not only attract buyers, but attract the right kind of buyers. Qualifying buyers is an important part of the home selling process, and the ability to do so stems directly from experience. At Boca Expert Realty, every member of our team is both educated and practiced, which reaps plenty of benefits for our clients.

Here are just a few of the ways a Boca Raton real estate agent at Boca Expert Realty will determine whether a buyer is serious about purchasing your home.

Getting to Know the Buyer

Palm Beach County’s residential real estate market seems to be balancing out, according to the Florida REALTORS® November 2016 market report. Unlike in October when sales rose but inventory continued to expand, the latest statistics point to a more leveled playing field for buyers and sellers. The report detailed a much needed growth in active inventory for the local residential real estate market, as well as increased sales.

South Florida Real Estate Market

According to the Florida REALTORS® October 2016 market report, South Florida’s residential real estate market is slowing down. While listing inventories increased, the number of closed sales decreased. These statistics are in favor of buyers because of a larger inventory, while sellers may be at a disadvantage when negotiating prices.

October’s statistics for Palm Beach County properties mimicked the trends of the overall South Florida region. The most notable figure from the report is a combined 12.1% reduction in overall sales of all property types in Palm Beach County. Another significant year-over-year change was the 6.3% net increase of active listings which marks an additional 773 units for sale. The entire listing inventory of all…

5th Avenue Roof InspectionThe first thing most of us do when we consider selling our home is to call an agent, set up a time to meet, get the agent’s advice on how to prepare and make the home its most attractive to potential buyers and then decide what to list the house for.

While decluttering your home and making it shine from top to bottom inside and out is definitely of the utmost importance, getting an inspection before selling your home could give you the edge in a competitive market.

Most sellers do not take this initiative. Purchasing a home is usually the biggest investment a buyer is ever going to make and while we all would like to believe that our home is the best on the block, wouldn’t you like to know if there are any hidden flaws or potentially pricey repairs…
