Palm Beach County’s housing market reported rising median prices and reduced listing inventory in January 2018 as compared to January 2017, according to the latest housing data released by Florida Realtors®.

Here’s what buyers and sellers of Boca Raton real estate need to know.

Median Price Ticks Upward

January marked 73 consecutive months that the median sales prices for both single-family homes and townhouse-condos rose year-over-year. The median price is the midpoint, meaning half the homes sold for more, half for less. Months supply of inventory is only 5 months for single-family homes and 6 months for condo and townhouses.

Shrinking Inventory Putting Pressure on Buyers

In many sub-markets, particularly those below the $500,000 price…

Numbers are in for 2017 real estate sales, and we continue to see some challenges for buyers, especially first-time and entry level buyers. Constrained inventories in the lower price ranges are often producing multiple offers, and buyers with finance contingencies are losing out to cash buyers in many cases. In fact, 46% of closed sales in the Boca Raton real estate market had no financing at all.

A Look at the Numbers

2017 Market Update

All in all, activity in Boca Raton was within a normal range when comparing 2017 to 2016, as well as for Palm Beach County as a whole. The significant changes were in the average and median sales prices, which increased more than 6% countywide. Otherwise, slightly fewer listings came to market in 2017, with a corresponding…

I recently had the opportunity to represent the sellers of this spectacular three-bedroom oceanfront condo, which ultimately sold for $945,000 after only 23 days on the market.

Located at the upscale Ocean Dunes Condo in Highland Beach, this beautiful unit boasts fabulous ocean views from the floor to ceiling windows located in the living room, dining room and master bedroom. It also features a covered terrace where the sights and sounds of ocean views can be enjoyed.

Marble floors are found throughout the condo, with the exception of the third bedroom with features wood flooring. The entire residence is open and spacious, with crown molding, smooth ceilings and motorized screen shades in the living room adding…

The Florida Association of Realtors has released the sales figures for August 2017. It will be interesting to take a look back next month, once the September figures are in. I expect that the number of closed sales will have decreased as a result of Hurricane Irma, and it may take a few months to recover to “normal” levels.

When people ask how the market is in Boca, the answer is a little complicated. There are really several different tales depending upon the price point. When people think about Boca real estate, they tend to focus on the multi-million dollar properties, but the reality is the majority of our sales are priced much lower.

For instance, in August 2017, only 5% of closed sales with a Boca mailing address were properties over the…

The kids are back in school and fall is nearly here — but before we put the summer months behind us, it’s time to review the newly released market report for July. Along with lots of sunshine and plenty of heat, July brought some significant shifts for our local real estate market.

Single Family Homes in Palm Beach County

Just like in June, the biggest shifts year-over-year for Palm Beach County’s single family homes market were for median sale price and median days to contract. Though the median sale price rose by 6 percent year-over-year, there was a slight drop…

19645 Estuary front

My listing at 19645 Estuary Drive in Saturnia in Boca Raton just sold for $689,000. The asking price was $699,000 and we sold for close to 99% of the asking price.

My sellers bought this house in 2006. Now that they are empty-nesters, they decided to sell and move on to a different community.

Located in West Boca's desirable neighborhood of Saturnia, this two story home features 5 bedrooms and 4 and a half baths. Outside you find a covered patio overlooking a custom heated pool and spa with rock waterfall, meticulous landscaping, and an expansive estuary with fountain.

The gated community of Saturnia offers resort style living without the fees associated with a country club. The amenities include a community pool, tennis, clubhouse, and…

House Hunting Back To school

If you’ve visited your local supermarket in recent weeks, you’ve probably noticed the tell-tale signs that school is about to begin: colorful notebooks lining the shelves, shopping lists placed out front, and parents and kids racing through the aisles to get every item. While this marks a busy and exciting time for most individuals with school-aged children, it may raise some concerns for those parents who are also knee-deep in house hunting.

If summer got away from you before you located the ideal home, our Boca Raton real estate agents have three helpful tips for house hunting during the back-to-school season.

1. Research the School Zones

When making a move with school-aged children in tow, their educational needs often becomes the most…

Luckily for buyers and sellers in our local area, the dog days of summer haven’t slowed down the Boca Raton real estate market. The latest market report from Florida Realtors® is out, and though many statistics seemingly favor sellers, the numbers demonstrate a balance of power across Palm Beach County.

Single Family Homes in Palm Beach County

The biggest changes year-over-year in Palm Beach County’s single family homes market concerned the median sale price and median days to contract. The median sale price increased by 7.8 percent, now sitting at $345,000. This, coupled with the 4.7 month’s supply of inventory reported, suggests the area is trending towards sellers. However, in light of the 7 percent increase for days to contract, the competition…
