Pricing Your Home To Sell
Pricing a home for sale is part science and part art. Gloria will meet with you at the listing presentation to discuss pricing strategy. After touring your home, I will present you with a Comparative Market Analysis (CMA).
The CMA will highlight the following:
- Active Listings - These are the homes which are currently on the market which are in your neighborhood and comparable to yours. This is your competition.
- Sold Listings - These are homes which are comparable to yours in your neighborhood which have sold in the last six months. This tells you what buyers are willing to pay for a similar home.
- Expired Listings - These are homes which were listed for sale and did not sell within the listing period. These are homes that buyers rejected because they were priced too high for the market.
It is important to have a realistic expectation of what the current market will bring for your type of property. We will also discuss your particular needs which will affect the price which we ultimately choose: your motivation for selling, your timeframe, your mortgage balance, updating and upgrades which you have done, repairs which might need to be made which would affect the price, etc. I am familiar with all of the Boca Raton neighborhoods and am intimately familiar with the homes which have recently sold. I realize that your home is not exactly like the comparables and I will adjust our estimate based upon your home's unique attributes and features.
