RemodelingSometimes, a real estate agent, friend, family member or somebody else tells you it's necessary to remodel your home before you put it on the market. However, this may not be the truth. Each situation is a bit different and you must consider certain factors before remodeling.

Those without much equity and an older home may benefit from some remodeling projects. If the project increases the overall value of the home, you may be able to create equity. This will give you a little more flexibility when selling your home.

However, not all situations call for remodeling. Here are a few things you should know before starting a remodeling project, if you plan to sell your Boca Raton home.

Are you remodeling for you or for the person you will be selling the home to? If you are remodeling for you, then go right ahead, but if you don't plan to stay in the house, you may want to reconsider.

Creating a budget and understanding the potential benefits will also make a difference. For example:

  • Landscaping doesn't add any value to your home, just curb appeal
  • Finishing a basement will add living space and value to your home
  • Updating any outdated appliances can help with appeal, but not much with value
  • A new roof can add value, especially if the current roof is older
  • Painting won't add much value at all

When you are considering selling, major construction should be limited. Any major remodeling jobs should be a necessity before you start them. However, some of the things, such as painting, new carpet and landscaping may not add value, but they can add appeal.

Before you start any remodeling project, if you plan to sell your home soon, consult a real estate agent for professional advice. They can tell you the best way to go about sprucing up your home and getting it ready for the market.
