I am pleased to announce that I recently sold a newly constructed Bal Harbor model located at 12163 Glacier Bay Drive, Boynton Beach in Valencia Cove for $738,900.

The Bal Harbor single story model includes a little over 3,100 sq. ft under air and high ceilings throughout. This home also features 3 bedrooms, 3 ½ bathrooms, Great Room, Club or Media Room, 2-car garage and more.

This beautiful home was purchased by a lovely couple who were not only looking for a new construction property to personalize, but they were also relocating from Southern California to South Florida. I am happy that I was able to help them find their brand new home in Valencia Cove and to assist them with their relocation.

New construction craneCommunities and condos in the pre-construction phase or already under construction are “hot” in South Florida. After years of no development, the builders are experiencing a boom amidst the pent-up demand from buyers for new homes. Our office has represented buyers in the most popular Boca Raton and Delray Beach area new construction communities and condos including Tower 155, The Bridges, Seven Bridges, Royal Palm Polo, Valencia Cove, Parkland Golf and Country Club, and many more.

The trend towards new construction is strong for several reasons:

  • New homes offer greater energy efficiency, many incorporating “smart home” features.
  • Homeowner’s insurance is less expensive.
  • The buyer gets exactly the finishes desired without having to live…

It’s that time of year again! A New Year means that tax season is right around the corner. Whether you do your taxes yourself or use a professional, there are some valuable deductions and exclusions if you own a home. Here are some of them:

Home Mortgage Interest

Taxpayers that have a mortgage on their property and itemize their taxes can deduct the amount of mortgage interest paid during the tax year. You will receive a statement from your lender, a Form 1098, which will show not only the interest you paid during the year but any deductible points paid as well.

Real Estate Taxes

Additionally, you can deduct the amount of property taxes that you pay in the calendar year. You must have paid them either directly to the Tax Assessor, through a…

December 2015 Market StatisticsThe latest market statistics are out for Boca Raton real estate and Palm Beach County. These numbers are comparing the real estate market results from December 2015 to the results from December 2014. Some insights:

If you are considering selling, now is the time:

The year over year sales pace has increased in both Single Family and Condos, while inventory has decreased. What is this telling us? There is less than 5 months of inventory on the market (the amount of time it would take to sell all of the homes currently for sale). This means that Sellers have the upper hand. The rule of thumb is that six months supply is a balanced market. Anything less than that tilts towards a Sellers market, while anything longer tilts towards a Buyers market.

2016 numbers on beachWhat is in store for South Florida real estate in 2016?

As the Broker of a productive Boca Raton real estate agency, I am involved in not only my own transactions, but those of my busy agents as well. Additionally, I am an avid consumer of business and political news, and am particularly interested in how current trends impact our local community.
That being said, here are some of my predictions for the year ahead:

URBAN LIVING: I predict that more baby boomers will sell their suburban homes and move into downtown areas of Boca Raton and Delray Beach. The empty nesters are looking for a lifestyle change and are seeking homes, both condos and houses, in neighborhoods that offer walkability to the beach and to restaurants and shops. One only has to…

One of the most frequently asked questions we Boca Raton REALTORs® receive is "How's the Market"? Whether someone is buying or selling or just curious, everyone seems to want to know what is happening in the real estate market.  The most recent local market update has been released for Boca Raton real estate as well as for the entire Palm Beach County for November 2015. Some significant numbers to ponder:

  • 90 - This is the average number of Days on Market from when a Boca Raton property is listed until when it is sold. It is close to 14% less than the same period last year. It is much higher than Palm Beach County taken as a whole, but that reflects the higher price point in Boca Raton. The higher the price, the longer that it takes on average to…
