South Florida home sales are threatened as banks freeze foreclosures

Another snag has hit the already the troubled housing market throughout the US and particularly in South Florida, including the Boca Raton, Delray Beach, Highland Beach and Boynton Beach real estate markets in which our team specializes.
Because of a myriad of legal and paperwork issues, many banks have halted the sales process of their REO (real estate owned) bank owned properties while the investigation into the improper actions takes place. This is leaving many pending sales in limbo, including several pending contracts that we are working with. More banks are threatening to follow suit and freeze their pipeline of foreclosure sales as well.
Many of our clients are investors, and are…

As agents bring potential buyers through your home, we call them afterward as they provide valuable information to help us make your property more desirable. In today's competitive South Florida market, it is vital that we find out as much information as possible about the buyer's opinion of your house.

THE PURPOSE OF FEEDBACK

1.   To refresh the agent’s memory about the house and to make it easier to arrange for a second showing.

2.  To answer any questions or concerns the buyer may have expressed so the house will be  reconsidered.

3.  To learn about what features buyers liked most and what aspects they found less desirable.

4.  To consider their opinions about your home in comparison to other homes they have seen. This information is…

Selling your South Florida home in today’s market is certainly a challenge. With a slow market and strict lending guidelines it can be very frustrating for sellers when considering whether or not to sit back and be patient or make a price adjustment. Of course, if the goal is to sell the home quickly, a price adjustment may be considered earlier rather than later. Please allow me to vent. I was just scheduling some showings to take a buyer out to see some two bedroom condos in Regency in Boca Pointe. I have a listing there, which she saw online,  but she also wanted to see some other condos as well as mine. Four in total. Mine is easy to show. I have a key, plus it is on a supra lockbox for the convenience of co-operating Realtors. All the others required appointments with the listing agents. So I figured out the schedule, which is very dependent upon the promptness of the buyer client, and called the brokers to schedule the appointments. On two there was no problem. On the third, I caught the agent and his partner-wife on vacation. He said, “OH we are out of town for the week, sorry we can’t show it”. I was…

As a continuation to an earlier blog (which you can view here), another way to ready your Boca Raton home is to conduct a spring cleaning. Open the closet doors and get all those items that are constantly falling out into boxes or donated to a charity. The prospective buyer will want to see how large the closets are and this is not possible when they are full of clutter. The essentials can be rearranged to present a neat appearance instead of being haphazardly thrown into the closet.

If you have too much stuff in your Boca Raton, FL house, take it to storage. Do not stack boxes in rooms that people will be inspecting. The only items that need to be left are essential items and furniture that displays the purpose of the room.

There are items…
